Construction Project Manager

Cullinan Properties, a leading commercial real estate developer, seeks an experienced Construction Project Manager for the Streets of St. Charles, an over 1 million sf mixed-use development in St. Charles, MO, the Lofts at Euclid mixed-use development in the St. Louis Central West End and other St. Louis area opportunities. Position will be located in our St. Charles, MO office.  A competitive salary and benefits package is offered.  Salary will be commensurate with experience.

Requirements:

  • Bachelor’s degree in construction-related discipline
  • LEED GA or BD+C Accreditation a plus
  • 3-5 years of proven experience in construction management and/or development
  • Expertise with Excel, Word and Outlook
  • Proficiency with Microsoft Project scheduling software is a plus
  • Regional travel is expected
  • Must be detail oriented and have excellent communication skills – both written and verbal
  • Ability to manage and prioritize deadlines with excellent time and project management skills

Responsibilities include:

  • Managing on-site construction activities, proformas and budgets
  • Negotiating and implementing A/E, GC and Client contracts and change orders
  • Managing project schedules
  • Tenant and Landlord construction coordination
  • Leasing/tenant coordination
  • Municipality interface
  • Coordinating project meetings
  • Timely reporting of project status

Leasing Specialist – Medical/Retail

Cullinan Properties, a leading commercial real estate management and development company, is growing and seeks a MedTail (Medical Retail) Leasing Specialist for its west suburban Chicago office.

Requirements:

  • Minimum 5 years of proven leasing or brokerage experience in the Medical Retail field
  • Strong sales, negotiations, financial and analytical skills
  • Excellent written and verbal communication skills
  • Travel required
  • Experience in Microsoft Office and Excel preferred
  • ICSC member with related coursework preferred
  • Valid Illinois Real Estate Broker license is required – other state licenses a plus
  • Business oriented Bachelor’s degree

Responsibilities include:

  • Develop Medical Retail leasing or brokerage strategies and execute leasing activities for multiple assigned properties
  • Analyze leases on new projects and develop detailed summaries/recommendations
  • Negotiate leases and Purchase & Sale Agreements
  • Identify appropriate medical retailers and develop on-going relationships
  • Prepare and communicate detailed status reports of properties to ownership
  • Achieve leasing and sales goals
  • Accountability

Property Manager

Cullinan Properties, a leading commercial real estate management and development company, is growing and seeks a Property Manager to manage Peoria, IL area properties. Ideal candidates will be bright, energetic, and have extensive negotiation and strong customer service skills, in addition to a strong financial background in budgets and financial analysis.  Position will be based in our Peoria, IL office.

Requirements:

  • Business oriented Bachelor’s degree
  • 2-5 years of proven experience in managing commercial properties
  • Strong sales, financial and analytical skills
  • Employee and independent contractor supervision
  • Lease negotiation and administration background
  • Strong written and verbal communication skills
  • Experience in Microsoft Office and Excel preferred
  • Valid driver’s license
  • IREM member with related coursework preferred or CPM

Responsibilities include:

  • Executing business plans for assigned commercial properties
  • Preparing and implementing management plans for revenue enhancement, cost control and upholding quality standards
  • Work with property accountants in the development and monitoring of assigned budgets
  • Developing and overseeing preparation of reports to ownership and investors
  • Recommending specific strategies on how to maximize the value of each property, and execute agreed upon strategies
  • Ensuring all properties are properly maintained in a first class manner
  • Ensuring each property is in compliance with all federal, state and local laws and ordinances
  • Reviewing expenditures and procedures to reduce costs and increase efficiency as it pertains to budgets and daily operations
  • Maintaining close and positive relationships with tenants and vendors
  • All other duties as assigned
