LEASE ADMINISTRATOR

Cullinan Properties, a leading commercial real estate developer, is seeking a Lease Administrator in its East Peoria, IL office to support the company’s retail, office, and medical properties. This position will manage lease documentation, tracking, analysis and reporting for our Accounting and Leasing departments.

Preferred:

  • Detail oriented, highly organized, and able to prioritize workload across multiple transactions, set milestones, and track progress
  • Excellent written and verbal communication skills, able to communicate effectively and professionally with a wide variety of Tenants and Real Estate Partners.
  • Proficient with Microsoft Excel
  • Expert with commercial leasing, concepts and documentation, including the ability to read abstract and interpret leases, operating expense statements, real estate tax statements and related documents a plus
  • Property Accounting and experience with commercial real estate accounting software a plus (MRI, Yardi, etc)
  • Desire to work in a fast-paced, high accountability environment.
  • Bachelor’s Degree

Responsibilities for this position include:

  • Communicate with Tenants & Real Estate Partners regarding lease administration, lease/license renewals and the needs of Cullinan’s clients
  • Tenant contact for tenant charges and account balances
  • Assist tenants with lease questions
  • Maintain and organize database and filing systems for a portfolio of commercial office leases
  • Interpret lease language, abstract leases and related documents, track and communicate critical dates and contract requirements
  • Provide administrative and other support for transaction management, lease execution and related processes, including working with external vendors
  • Input new leases into MRI
  • Responsible for rent roll accuracy including lease amendments, extensions, renewals, etc.
  • Coordinate/prepare annual tenant reconciliations for CAM, Tax and Insurance including NNN budgeting
  • Prepare and review lease correspondence, budgets and reports

FINANCIAL ANALYST

Cullinan Properties, a leading commercial real estate developer, is seeking a Financial Analyst in its East Peoria, IL office to support the company’s retail, office, and medical properties. This position will manage multiple assignments involving financial modeling of complex projects and long-term financial projections along with budgeting and monthly financials.

Requirements:

  • Detail oriented, highly organized, and able to prioritize workload across multiple transactions, set milestones, and track progress
  • Excellent written and verbal communication skills, able to communicate effectively and professionally
  • Desire to meet deadlines and work in a fast-paced, high accountability environment
  • 2-5 years Finance or Accounting experience; concentration in commercial real estate a plus
  • Must have extensive computer and modeling skills using Excel.
  • Bachelor’s Degree in Finance, Accounting, Business

Responsibilities for this position include:

  • Assist in underwriting and analyzing sale and lease opportunities by reviewing LOI/lease proposals for new tenants and lease renewals for assigned projects.
  • Assist during the loan and property acquisition/disposition closing process.
  • Interact with and provide guidance to internal leasing agents on a daily basis.
  • Work with construction and asset management to reduce development and operating costs.
  • Conduct financial feasibility analysis on assigned acquisitions, dispositions, or holdings.
  • Develop fiscal projections and makes recommendations based on the results.
  • Develop budget revenue and expenditure projections.
  • Develop projections on new projects and acquisitions, including multiple sensitivity analysis.
  • Ensure integrity and veracity of existing financials on assets under consideration for acquisition, disposition, or partnership.
  • Develop, recommend, review, source and participate in the development of equity and debt structures for assets and acquisitions.
  • Develop an objective methodology for effectively ranking the financial desirability of acquisitions on new projects.
  • Assist with loan renewals including review of terms prior to sending out for attorney review, completing abstract upon finalization of loan documents.
  • Creation of investment offering memorandums and lender/investor marketing materials as assigned.
  • Assist with preparation of lender materials for loan presentation as well as property appraisals.
  • Assist with the monthly and annual financial reports for assigned projects.

ACCOUNTANT

Cullinan Properties, a leading commercial real estate developer, is seeking an Accountant to join its Accounting Team in its corporate, East Peoria, IL office.  This position will perform all accounting for 5-10 entities, serve as administrator for various accounting software applications and provide some monthly administrative reporting and inter-entity transaction support duties.

Preferred:

  • Detail oriented, highly organized, and able to prioritize workload across multiple transactions, set milestones, and track progress
  • Excellent written and verbal communication skills, able to communicate effectively and professionally
  • Proficient with Microsoft Excel
  • 2+ years of property accounting experience
  • Experience with commercial real estate accounting software a plus (MRI, Yardi, etc)
  • Desire to work in a fast-paced, high accountability environment
  • Bachelor’s Degree (Accounting BS preferred)
  • 2+ years of Accounting experience

Responsibilities for this position include:

  • Accounting for 5-10 entities including AP, AR (tenant billings and collections), GL maintenance, monthly reconciliations and balance sheet and income statement reporting
  • Prepare annual entity budgets and periodic reforecast budgets
  • Tenant and lease management duties are currently part of role:
        • Tenant contact for billing, collections and balance questions
        • Maintain complete understanding of all lease details and communicate critical dates and contract requirements
        • Maintain accurate lease data within accounting software
  • Administration of the following applications used in daily accounting processes: Concur, Avid, Conservice, MRI
  • Routine reporting duties including monthly rent rolls, tenant sales reports
  • Manage the monthly intercompany billing
