Built in 1993, this 102,769 square foot medical office building is located in Normal, IL. Cullinan Medical 4, LLC acquired the property in 2010. The property, formerly owned by the Carle Foundation, is now leased to OSF HealthCare and is 100 percent occupied.

Gladstone OSF Medical Office Building

The OSF Medical Office Building, located in Gladstone, Michigan, was completed under budget in Summer 2017. This building houses Gladstone Family Medicine and OSF Rehabilitation – Gladstone, with patient exam rooms and two state-of-the-art minor treatment exam rooms; new laboratory and medical imaging equipment, including a digital x-ray machine; and a designated space for occupational medicine and audiology services. McLean County VA Outpatient Clinic

Cullinan Properties was awarded the VA Community Based Outpatient Clinic lease in McLean County, Illinois in September 2018. An existing building was selected which is an excellent example of adaptive reuse. The existing 13,500 square foot building was renovated along with constructing a 7,400 square foot building addition to facilitate VA’s PACT-Model. The McLean County VA Clinic provides veterans access to healthcare more quickly as prior to the facility opening, the 22,000 veterans living in this community were traveling in excess of 45 minutes to receive care. Recently opened in fall 2019, the completely remodeled building serves our veterans in the surrounding area and includes primary care, behavioral health, laboratory, therapy, dietitian and prescription services. The new structure has a gabled entry with vaulted lobby ceilings, double loaded corridors with exam rooms on either side (allowing free-flow of staff), lab spaces, and a cohesive, seamless aesthetic between existing and new. The design is flexible to meet the ever changing demands of the medical industry.

Cullinan Properties, Ltd aligned during the early lease submittal stage with River City Construction and Farnsworth Group (our commissioning agent for our Florida VA pursuits) as the local construction and design team. Upon award, Cullinan was responsible for the land acquisition, financing, permitting and maintaining open communication with VA and the design/build team to ensure the VA lease fulfillment. Prior to building turnover to operations and lease acceptance, Cullinan engaged directly the required third-party contract service providers to support our in-house property management staff. The onboarding occurred forty-five (45) days prior to acceptance to acclimate the operations team to the facility as well as be a part of training activities on the complex systems.

Normal OSF Medical Office Building

A new 13,510 square foot Medical Office Building in Normal, Illinois was completed in 2018. This building is being used for primary care, diagnostic imaging and prompt care services. It is 100% leased.

OSF Center for Health – Pekin

Utilizing a second generation retail shell at East Court Village, this 22,000 square foot Medical Office Building opened in April 2017.  This facility is used for primary care, diagnostic imaging and prompt care. An 8,500 SF expansion to include a linear accelerator space was completed in March 2019, adding radiation and oncology services.

OSF HealthCare Cardiovascular Institute (formerly Heartcare Midwest)

Constructed in 2005 and purchased by Cullinan Properties in 2008, this 87,000 sq ft medical/office building is located on the UnityPoint Health – Proctor campus on Peoria’s near-north side.

OSF HealthCare Cardiovascular Institute is a cardiovascular practice of 33 physicians and over 200 support staff who combined their three Peoria offices into one convenient location to provide better service to their patients. Equipped with state-of-the-art technology throughout, this facility brings together research, diagnostic services, and cardiovascular services.

OSF Orthopedics

Built in 1991, this 26,312 square foot medical office building is located in Peoria, Illinois.  Acquired in 2016 by Cullinan Kumpf Medical, it is now leased by OSF Orthopedics.  Services offered at this facility include: ambulatory surgery, fracture care, hand surgery, hip and knee replacement, lab services and physical therapy.

Quincy Medical Group Radiology, Oncology and Surgery Center

Cullinan Properties is currently partnering with Quincy Medical Group to develop their 70,000 SF multi-purpose medical facility in a former two-story department store building at Quincy Mall. This adaptive reuse of retail to medical will house radiology and oncology services on the first floor, as well as an Ambulatory Surgery Center on the second floor. The surgery center will have five surgical rooms and three procedure rooms. Construction commenced summer 2019 with phased openings occurring in 2020.

River Hill

Anchored by Regal, Landmark National Bank and Red Robin, and shadow anchored by Tallgrass Medical Facilities, The Shoppes at River Hill is strategically located in the growing Northwest section of Topeka.
