Tampa VA Mental Health Clinic and Domiciliary

This 144,000 square foot project will begin construction in the fall of 2021 and is scheduled to open at the end of 2023. Located in Hillsborough County at the SW quadrant of Temple Terrace Highway and Davis Road, the new two-story facility will be conveniently situated near I-75 and accessed from Hwy 301.

College Avenue Medical Building

Built in 1993, this 102,769 square foot medical office building is located in Normal, IL. Cullinan Medical 4, LLC acquired the property in 2010. The property, formerly owned by the Carle Foundation, is now leased to OSF HealthCare and is 100 percent occupied.

Gladstone OSF Medical Office Building

The OSF Medical Office Building, located in Gladstone, Michigan, was completed under budget in Summer 2017. This building houses Gladstone Family Medicine and OSF Rehabilitation – Gladstone, with patient exam rooms and two state-of-the-art minor treatment exam rooms; new laboratory and medical imaging equipment, including a digital x-ray machine; and a designated space for occupational medicine and audiology services. This 18,150 square foot building is used for primary care and outpatient rehabilitation services.

Glen Avenue Corporate Park

Glen Avenue Corporate Park is located in the 1600 block of Glen Avenue on Peoria’s near-north side. This 20-acre commercial development contains many established medical and financial businesses, including OSF Medical Group, Soderstrom Dermatology, Wachovia Securities, Central Illinois Bank and others.

McLean County VA Outpatient Clinic

Cullinan Properties was awarded the VA Community-Based Outpatient Clinic in September 2018 with the facility opening in fall 2019. This office to medical adaptive reuse project included the land acquisition of an adjacent parcel to expand the building by 50%. The Cullinan team completed site selection and rezoning to meet the unique needs of the client. Early design and construction partner selection with a set guaranteed maximum price saved time for our client. Cullinan was also responsible for financing, permitting, and maintaining open communication with VA and design/build teams to ensure lease fulfillment.

Prior to building turnover to operations and lease acceptance, Cullinan engaged directly with the required third-party contract service providers to support in-house property management staff.

Normal OSF Medical Office Building

A new 13,510 square foot Medical Office Building in Normal, Illinois was completed in 2018. This building is being used for primary care, diagnostic imaging and prompt care services. It is 100% leased.

Pekin Center for Health & Linac

Utilizing a second-generation retail shell, this medical office building opened in spring 2017. The first phase of this project was the adaptive reuse build-out of a 22,000 SF primary care clinic with diagnostic imaging and prompt care services.

In 2019, the second phase consisted of the addition of an 8,000 SF linear accelerator suite with room for expansion. The duration of this project included open book cost reporting to the client.

OSF HealthCare Cardiovascular Institute (formerly Heartcare Midwest)

Constructed in 2005 and purchased by Cullinan Properties in 2008, this 87,000 sq ft medical/office building is located on the UnityPoint Health – Proctor campus on Peoria’s near-north side.

OSF HealthCare Cardiovascular Institute is a cardiovascular practice of 33 physicians and over 200 support staff who combined their three Peoria offices into one convenient location to provide better service to their patients. Equipped with state-of-the-art technology throughout, this facility brings together research, diagnostic services, and cardiovascular services.

OSF Orthopedics

Built in 1991, this 26,312 square foot medical office building is located in Peoria, Illinois.  Acquired in 2016 by Cullinan Kumpf Medical, it is now leased by OSF Orthopedics.  Services offered at this facility include: ambulatory surgery, fracture care, hand surgery, hip and knee replacement, lab services and physical therapy.

Quincy Medical Group Cancer Institute and Surgery Center

Quincy Medical Group’s (QMG) state-of-the art Cancer Institute and Surgery Center transformed a two-story department store at Quincy Town Center, preserving existing elements such as escalators and an open, multi-level structure into the design.

Significant structural challenges were overcome that included: floor level tolerances, structural reinforcement and vibration control; façade and vestibule alterations; enhanced fire ratings; and site coordination for noise and dust control affecting adjacent tenants and patients.

Working with the client and an open book cost reporting system, Cullinan also assisted QMG with obtaining their CON (Certificate of Need required by State of IL Health Facilities Board for surgery center) and completed construction throughout the outbreak of the COVID-19 pandemic, with completion in January of 2021.

This successful adaptive reuse project not only helped the client realize cost savings over new construction, but their speed to market was also increased significantly, allowing them to open the first floor cancer center in only eight months.  Quincy Medical Group’s transformation of the space has been praised in the community and provides a new anchor for the center and new amenities for their patients.

River Hill

Anchored by Regal, Landmark National Bank and Red Robin, and shadow anchored by Tallgrass Medical Facilities, River Hill is strategically located in the growing Northwest section of Topeka.

Adjacent to River Hill is: the Kansas State Historical Museum, Kansas River Trail, the Governor’s Mansion tourist grounds (also known as Cedar Crest), and Kansas Nature Trails. This wide range of available activities has made the River Hill area the entertainment and tourist center for Northeast Kansas.
