A. Michael “A.T.” Toroyan

A.T. leads the leasing and sales-related functions of Cullinan’s multi-asset class real estate portfolio, overseeing the negotiation of all leases, purchase and sale agreements, lease renewals and lease terminations. A.T. works with the Construction, Property Management and Finance Departments throughout the entire process, from LOI through Lease/PSA execution.

With over 30 years in the commercial real estate industry, A.T. brings a broad background in various aspects of commercial real estate, including leasing, acquisition, design, construction, development and legal in a wide range of asset classes. Throughout his career, A.T. has held both equity and management positions in restaurant, retail and service sectors as a franchisee and a franchisor. While most recently at StreetView LLC, a boutique real estate and consulting firm, A.T. was active in restaurant site selection and consulting along with office, industrial and multifamily. In his prior positions, including VP of Leasing and Director of Legal for south Florida based Retail Property Group, A.T. has assisted more than 100 national public and private companies culminating in a multitude of transactions.

A.T. is an alum of Michigan State University, where he received his Bachelor of Arts Degree in Business Management. A.T. went on to earn his Juris Doctorate Degree, with an emphasis on business, real property and construction law, from University of Detroit School of Law.  A.T. is a volunteer with non-profit organizations Eat Better Live Better, Friends of Drew Hafets and No Kid Hungry.

Scott Fitzgerald

Scott manages all stages of the leasing and development process for assigned projects, including underwriting, due diligence, leasing and financing. He is also responsible for leasing and sales at properties currently owned and/or managed by Cullinan. Scott brings over 15 years of leasing, development, property management and accounting experience to the Cullinan Properties team.

Prior to joining Cullinan Properties in 2015, Scott served as Leasing Manager at Tri-Land Properties, Inc., where he successfully completed over 650,000 square feet of transactions. He was primarily responsible for leasing, marketing and development of the company’s Chicago, Kansas City, Milwaukee, and Minneapolis/St. Paul portfolios. In addition, Scott played a support role in the refinancing efforts of properties in Tri-Land’s portfolio, including evaluating financial performance of those properties and assisting in revising the forecasted rental streams, and capital improvement budgets. Preceding Tri-Land, Scott was a senior accountant at BDO Seidman in Chicago. Scott graduated from Illinois State University.

Scott is a member of the International Council of Shopping Centers. He also volunteers his time coaching a local little league baseball team.

Patty Kueneke

Patty is responsible for leasing and sales of existing and new developments at Streets of St. Charles and 625 N Euclid in metro St. Louis, MO, as well as the Shoppes at River Hill in Topeka, KS.

Prior to joining Cullinan Properties in 2014, Patty was Vice President and Senior Leasing Broker for Solon Gershman, Inc. There, she had full responsibility for the leasing of major retail properties throughout the St. Louis Metropolitan area, as well as implementing the sale of several retail shopping centers. In this role, Patty also worked as a tenant rep with nationally credited tenants such as Dunn Bros. Coffee, CCA Global Inc., Floor Trader, Advance Carpet One, Krispy Kreme and British Petroleum (BP). She was awarded the Top Achiever Award by Solon Gershman in 2008. Preceding Solon Gershman, Patty was owner of Kueneke Properties, Inc. where she developed a commercial brokerage firm that specialized in tenant representation and site selection for nationally credited tenants such as BP/Amoco, Bennigan’s, Family Video and Lion’s Choice. She also served as Business Development Manager for InSite Real Estate Development, LLC, where she developed and implemented strategy for various build-to-suit programs including deals for Blockbuster Video locations throughout 23 states and Canada. Additionally, Patty spent six years with Blockbuster Entertainment Corporation, leading the company in new store development. She holds a degree from Washington University in St. Louis, MO.

Patty holds a Missouri Real Estate Broker License and is a member of ICSC. She volunteers at the Humane Society, serves meals at the Covenant House and helped organize an on-site library for St. Vincent Home for Children. In 2006 and 2007, Patty received the Retail Power Broker distinction as awarded by CoStar. Earlier in her career, Patty was President of the Woman’s Commerce Association specializing in helping women enter and/or re-join the workforce.

Kenneth Diana

Kenneth is responsible for providing marketing and research support to Cullinan Properties and its affiliates. He works with the Director of Leasing to establish, monitor and implement leasing and sales goals and objectives. Kenneth also establishes and maintains positive tenant relations to promote continued occupancy at local Cullinan owned properties with an emphasis on office/service and local retail.

Prior to joining Cullinan Properties in 2015, Kenneth was a Summer Finance Associate for Investment Management Advisors. There, he coordinated research for new and existing investment pursuits, maintained an internal database of net lease listings for potential investment ventures and developed spreadsheets for cash flow, loan analysis, present value and internal rate of return. Kenneth holds a Bachelor of Science Degree in Entrepreneurial Studies from Bradley University.

Kenneth serves on the board of Community Workshop & Training Center, Inc.
