Cullinan Properties was awarded the VA Community Based Outpatient Clinic lease in McLean County, Illinois in September 2018. An existing building was selected which is an excellent example of adaptive reuse. The existing 13,500 square foot building was renovated along with constructing a 7,400 square foot building addition to facilitate VA’s PACT-Model. The McLean County VA Clinic provides veterans access to healthcare more quickly as prior to the facility opening, the 22,000 veterans living in this community were traveling in excess of 45 minutes to receive care. Recently opened in fall 2019, the completely remodeled building serves our veterans in the surrounding area and includes primary care, behavioral health, laboratory, therapy, dietitian and prescription services. The new structure has a gabled entry with vaulted lobby ceilings, double loaded corridors with exam rooms on either side (allowing free-flow of staff), lab spaces, and a cohesive, seamless aesthetic between existing and new. The design is flexible to meet the ever changing demands of the medical industry.
Cullinan Properties, Ltd aligned during the early lease submittal stage with River City Construction and Farnsworth Group (our commissioning agent for our Florida VA pursuits) as the local construction and design team. Upon award, Cullinan was responsible for the land acquisition, financing, permitting and maintaining open communication with VA and the design/build team to ensure the VA lease fulfillment. Prior to building turnover to operations and lease acceptance, Cullinan engaged directly the required third-party contract service providers to support our in-house property management staff. The onboarding occurred forty-five (45) days prior to acceptance to acclimate the operations team to the facility as well as be a part of training activities on the complex systems.
